How guest room management pays for itself in hotels

Occupancy-aware climate and lighting can cut a hotel's energy bill by a fifth. Here is what a GRMS actually does and where the savings come from.

Hotels spend a surprising amount of energy conditioning rooms that nobody is in. A guest room management system fixes that quietly, without changing the guest experience.

Rooms that know when they are empty

Occupancy sensors, door contacts and the property management system together tell each room whether it is sold, occupied or vacant. Climate setpoints relax when the room is empty and recover before the guest returns, so comfort is never compromised.

One panel instead of six switches

Bedside panels combine lighting, curtains, climate and the do-not-disturb and make-up-room indicators. Housekeeping sees status live on a dashboard, so staff spend less time knocking on doors.

The numbers

Across the properties we have delivered, energy savings of fifteen to twenty-five per cent are typical, with payback inside three years on retrofit projects and faster on new builds where the cabling is already planned.
